What Your Homeowners Policy Covers

Dwelling Coverage (Coverage A)

Protects the main structure of your home, including:

  • Attached structures
  • Built-in appliances
  • Plumbing, HVAC, and heating systems
  • Outdoor Kitchens

This limit represents the maximum payout if your home is completely destroyed.

Other Structures (Coverage B)

Covers detached structures on your property, such as:

  • Detached garages
  • Inground Pool, Pool House
  • Fences

Note: Structures used for business purposes are not covered under a standard homeowners policy.

Personal Property (Coverage C)

Protects your belongings, including:

  • Furniture
  • Electronics
  • Clothing
  • Household items

Coverage can be based on:

  • Actual cash value
  • Replacement cost

Additional Living Expenses (Coverage D)

Should your home become not livable due to a loss by a covered peril, this coverage helps pay for temporary housing and extra living expenses beyond your normal cost.

Personal Liability (Coverage E)

Provides protection if you are legally responsible for injury or property damage to others on your property.

Note: This does not cover liability related to:

  • Auto or recreational vehicles
  • Boating accidents
  • Business activities conducted in the home

Medical Payments (Coverage F)

Pays for minor injuries to guests on your property, regardless of fault. Coverage is limited per person, per incident.

Understanding Deductible Options

Choosing the right deductible impacts both your premium and your out-of-pocket cost during a claim.

Flat Deductible
A fixed amount regardless of the type of damage, such as:

  • $500
  • $1,000
  • $2,500

This option provides predictable costs and greater financial stability during a claim.

Percentage Deductible

Typically applies to weather-related events like wind, hail, or hurricanes.

Example:
If your dwelling coverage is $350,000 and your deductible is 2%, your out-of-pocket cost would be $7,000 for a covered storm-related claim.

Important Coverage Note

Homeowners insurance DOES NOT cover rising water from the ground up. Rising water is considered Flood damage which requires a separate Flood insurance policy.

Renters Insurance

If you rent a home, condo or apartment, a Renters Policy will:

  • Protect your personal property,
  • Provide liability coverage
  • Extend additional living expenses while your residence is being repaired due to damage from a covered peril.

Without coverage, replacing these items after events like fire, theft, or weather events can be costly.

Builders Risk Insurance

Builders Risk policies are designed for:

  • Homes under construction
  • Renovation projects
  • Vacant properties undergoing upgrades

Coverage includes:

  • The structure itself
  • Materials intended to be permanently installed

Policies typically protect against:

  • Fire
  • Theft
  • Wind and storm damage

Important limitations:

  • Does not cover personal property or tools
  • Does not apply to occupied homes
  • Coverage limits should reflect the full completed value of the project.
